These days more and more tenants request managed properties as it allows a more professional service, removing the emotion from both sides.
Our fully trained team is highly experienced in prompt rent collection and credit control as well maintaining proactive relationships with tenants.
Our Property Management package includes services such as collecting rent, handling administration as well as assistance with more complex issues and the provision of a 24- hour emergency helpline.
Rent Collection
Rents are received by a single standing order and are immediately passed to the Landlords nominated account as soon as payment has cleared. Rent reminders are sent out as a matter of course & emergency inspections are undertaken in the unlikely event of non- payment.
Whilst every effort will be made by us to collect the rent and ensure that the tenancy agreement is adhered to, the Landlord will be responsible to initiate and settle costs of any legal action recommended by us should this prove necessary.
Online statements
As an Alexander Zain landlord you have access to securely view and download your statements through 'My Account' online management system, offering added convenience, where everything can be seen at the touch of a button.

Comprehensive free inspections
We carry out a thorough inspection every year providing a full colour brochure with recommendations and details on any improvements should they be required, giving you reassurance that your property remains in sound condition for future rentals, as well as minimising the cost of repairs by acting in good time.
Introduction Only & Rent Collection Service
Rent Collection
This service has all the benefits of our Introduction Only Service but also provides a fully inclusive and comprehensive Rent Collection Service.

Rental Valuation
A free rental valuation will be provided with quoted rental incomes, exclusive of all domestic services and council tax.
Once a market rental amount has been agreed, we will circulate property details by means of a comprehensive marketing campaign in local and London wide media and all major internet search engines, e.g. Zoopla.co.uk, findaproperty.com, propertyfinder.com etc. Your property will also appear on our website.

We also contact all suitable tenants currently on our waiting list and regularly circulate property details to our corporate client base, local hospitals and universities.
We will accompany all applicants to your property and it is advisable to supply a spare set of keys to the property to allow us to gain access as and when required to ensure a fast and efficient service.
We will only deal with applicants who are in full time employment or who can supply a suitable guarantor. All tenants are vetted by Alexander Zain or via our independent referencing agency. We usually receive a response within 48 hours enabling us to confirm the tenants' suitability, quick and efficiently.
The referencing, where applicable, includes:-
- Previous Landlord Reference
- Employer Reference
- Credit Search & Score
- Bank or Financial Reference
- Tenant Database Search
- Collect Identification proofs
- Collect the above for a Guarantor (if required)
Following acceptable references for all of the tenants moving into your property, tenants will be required to pay 6 weeks rent as a security deposit & one calendar months’ rent in advance. We will arrange and coordinate the tenants’ occupation of the property.
Unless otherwise negotiated with the Landlord on Introduction Only basis, our Agents involvement will cease following the tenants taking possession of the property. The Landlord will then be responsible for all collection of rent, serving notices, maintenance Requirements, the arrangement of annual safety certificates and their own tax liability if moving overseas.
